Being within walking distance to campus sounds like the obvious win when you’re apartment hunting near Texas A&M. No bus schedule to plan around, no waiting at a stop in the Texas heat, just a quick walk to class. But walkable apartments almost always come with a higher price tag and the math doesn’t always favor proximity the way it seems to on the surface.

Apartments within walking distance of campus, like the communities directly across from Kyle Field or lining the west side of campus, charge a premium for that proximity. It is not unusual to pay $200 to $400 more per month for a walkable unit compared to a similar floor plan a mile or two further out on the bus route.

That premium buys you convenience, not necessarily more space or better amenities. In many cases, walkable communities run smaller per-bedroom square footage than bus-route communities in exchange for the location. You are paying for proximity, not for what’s inside the unit.

The Real Cost of “Bus Route”

Living on the bus route means a lower base rent in most cases, but it’s worth accounting for the costs that come with the distance if you are not walking.

The AggieSpirit bus system is free for all TAMU and Blinn students, so the bus itself does not cost anything extra. Where the cost shows up is in the time and flexibility tradeoff: waiting for a bus, working around a schedule and building in a buffer before class instead of leaving five minutes before it starts.

If you are considering driving instead of taking the bus, factor in a parking pass and gas, which can add up to more than the rent premium you would have paid to live within walking distance of campus in the first place.

Comparing the Two

For most students, housing along the bus route is less expensive. The rent savings alone typically outweigh the minor time cost of factoring a bus ride into your morning, especially since the bus itself is free. 

The honest answer is that walkable housing is a lifestyle choice more than a financial one. If proximity is worth the premium to you, that is a legitimate reason to choose it. If you are trying to stretch your budget further, the bus route is where the savings actually are.

The calculation is going to look a little different depending on your schedule, your budget and how much you value the extra five minutes of walking. What’s clear is that the bus route isn’t a compromise, it’s often the smarter financial move once you actually run the numbers.
