At The Heights College Station, you’ll pay a $99 application fee when you apply, about $280 in one-time charges at move-in and a monthly installment plus $10 trash, renter’s insurance or our liability program, and usage-based electricity and water. Furniture and parking are optional monthly add-ons. Here’s every charge, what it covers and when it’s due.

At The Heights, the same three questions come up on nearly every tour: How much do I pay right now? How much at move-in? How much each month? This guide answers all three, so the number on your first bill isn’t a surprise.

What’s included in your monthly installment at The Heights?

Your lease is a total amount split into 12 equal monthly installments. Your installment covers:

  • Premium Wi-Fi from Pavlov
  • An in-unit washer and dryer
  • A 50-inch smart TV in every living room
  • Access to every amenity, including the pool, fitness center, pickleball and sand volleyball courts
  • Our on-call maintenance staff

It doesn’t cover furniture, electricity, water, trash or renter’s insurance. Each is explained below.

What are the monthly fees at The Heights?

Monthly charges fall into four groups: your installment, required fees, situational fees and optional add-ons. Usage-based utilities are billed separately.

Monthly installment

Your installment depends on your floorplan. As of October 2026, rates run $820 to $1,035 per bed. Installments are due by the 1st of each month and are late on the 4th. Pay through your resident portal by debit or credit card or e-check, or bring a check or money order to the leasing office.

Unit premiums. Some bedroom assignments carry a premium of $10 to $15 a month, built into your installment. Premiums depend on your space assignment and aren’t guaranteed.

Required monthly fees

Trash: $10 a month. Covers trash service for your unit.

Renter’s insurance or Cardinal Protect: $15.95 a month. Every resident at The Heights needs renter’s insurance. You can meet the requirement in one of two ways:

  • Provide proof of your own renter’s insurance that meets the requirements in your lease. A personal policy can also cover your belongings.
  • Enroll in Cardinal Protect, our liability waiver program, for $15.95 a month.

If you don’t provide proof of qualifying insurance, you’ll be enrolled in Cardinal Protect automatically.

Rent reporting through Boom: $8.95 a month. Boom reports your on-time payments to Experian, TransUnion and Equifax, which can help you build credit without opening a credit card.

Situational monthly fees

These apply only if they fit your lease:

  • LEAP guarantor program: $54 a month. If you don’t have a qualifying guarantor and don’t prepay two installments, LEAP acts as your guarantor.
  • Pet rent: $30 a month per pet. Some breed restrictions apply.
  • PetClear animal verification: $30 per pet, per year.

Optional monthly add-ons

Furniture: $35 or $50 a month. Apartments at The Heights come unfurnished, which is less common in student housing, so plan for it. Two packages are available:

  • Standard: $35 a month. Our existing furniture package.
  • Premium: $50 a month. All-new furniture.
    • Both include a full-size bed and mattress, two under-bed dresser drawers, a desk and a desk chair, plus living room furniture.

Parking: $30 a month.

Usage-based utilities

Electricity and water are submetered and billed monthly by Conservice based on your unit’s use. Conservice emails your account details before move-in, so there’s nothing to set up yourself.
